Negotiation is a crucial skill needed in the real estate transaction but one so often overlooked in training. The most successful agents are those who have learned to think outside the box in the negotiation process and to bring their clients to the most successful outcome. This session will encourage attendees to think about negotiation differently than they ever have and to get out of their comfort zone with regard to the process. We will explore perception versus reality and its impact on the transaction and how emotional intelligence plays a role in the negotiation process. Ultimately, attendees should leave the presentation with a new way to approach even the most difficult negotiation and new options to present their clients with strategies for success.

Fundamentals of Real Estate Investing

Learn various investor motives, considerations, and criteria. How does real estate compare against stocks, precious metals, commodities, and other kinds of investments? Learn the four revenue sources of real estate as a competitive investment alternative. Measure and analyze cash flow, potential tax savings, and other aspects of real estate evaluation. Examine real estate from an appraisers, lenders, sellers, and investors/user’s perspective. Learn the nuances of traditional vs. overall investment analysis, including more sophisticated methods of discounted cash flow analysis.

Top 10 Things You have to Know About Internet Advertising

Internet Advertising isn’t always what you think.  There have become clear distinctions between ‘advertising’ and ‘posting’. Advertising is causing someone to want to contact you regarding a particular property or offer you have made. Posting, for example on social media, takes on a whole different element. Sometimes you might post that you are out showing property…is that an advertisement? No…not unless you add an invitation to call you. Posting on social media is now a hazard especially as it relates to the Code of Ethics Articles 10 & 12. This course is going to be a checklist for YOU to keep track of what is and what isn’t advertising and when you need to comply with the law and the code!

Conflicts of Interest in the Real Estate Transaction

Frankly, there are so many conflicts in the real estate transaction that we never think of that it is hard to narrow them down to a 3-hr. course. 2 conflicting buyers/sellers as one example. Especially in this insane market when you have 2 buyers wanting the same property.  Yes, the buyer rep form covers that but how do you practice risk management around that. Working with lenders and other affiliate members can cause conflicts without thinking about it. And of course, the key is – It’s not a conflict until it is. Let’s review our everyday ‘real estate life’ and see how we can improve our interactions with others so that there are NO conflicts in the transaction.
